The School has instructed a team of professionals to advise, prepare and submit the planning application to ensure that all the relevant land use planning issues are considered and the new sports hall and pitch provide the school with the facilities it needs whilst managing the impact on the surrounding area, including its nearest neighbours and the wider landscape. These will be assessed in detail in a suite of reports submitted in support of the application.
The School has undertaken formal pre-application consultation with Wiltshire Council, as planning authority and is responding to the comments made as part of the preparation of the application.
An assessment of the land use planning issues will also inform the preparation of the proposal and planning application. These include ensuring the proposal accords with the relevant policies set by Wiltshire Council and the Government nationally to protect the natural and built environments, including the amenity of local residents.
As part of this assessment, alternative locations for the new building have been considered. The proposed site is the preferred one given that the land has previously been identified as the location for a sports use; is previously developed land; is well related to the existing school buildings which either provide a screen or a backdrop against which the new sports hall will be seen; and does not involve any loss of existing playing fields.
There are a number of key land use planning considerations which are considered in more detail within the following pages:
