Ecology, drainage and site access

Ecological Mitigation - To preserve the ecological value of the site a mitigation zone has been included in the design. This extends around the perimeter of the site with a large area located at the narrow southern end. Tree planting is designed to also provide visual screening of the site.

Sustainable Drainage System (SuDS) - The lowest part of the site is designed to provide attenuation/infiltration for surface water and will have areas of permanently wet habitat. The entrance road crosses this adding to the sense of transition onto the site.

Site Access - The planning application will include a Transport Statement which has been prepared and which assesses the impact of the development on local roads. Vehicular access to the site will be from Corby Road via a ghost island right turn lane junction; visibility splays in either direction from the new junction will be sufficient in length for the traffic speeds along this section of the Corby Road which have been measured by an Automatic Traffic Count survey. Based upon  surveys of traffic movements at other operational crematoriums, Dignity forecast visitor traffic numbers. The majority of traffic generated by the development will access and egress the development during the inter-peak period, that is, between the hours of 9am to 5pm. Dignity will operate its crematorium services at 1 hour intervals; the assocated traffic movements are forecast to be 4 two-way trips travelling north on Corby Road in the AM peak (8am to 9am) and 5 movements in the PM peak ( 5pm to 6pm), with 9 two-way trips travelling south on Corby Road in the AM peak and 8 in the PM peak period.
