The residents will sign individually issued Assured Shorthold Tenancy Agreements giving them exclusive occupation of their apartment commencing on 1st September. The tenant’s compliance with the terms of the tenancy agreement will be subject to a deposit, which will be protected in a deposit protection scheme for the duration of the tenancy and may be claimed to compensate the landlord for any breach of the contract. Those tenants not paying the full rent in advance will be required to provide a UK based guarantor.
The tenancy agreements will place several important restrictions on the behaviour of the tenants including but not limited to the following:
- not to cause a noise that can be heard outside the apartment between 11pm and 7am
- to act responsibly and with consideration for local residents at all times, both within and without the building
- not to keep or use controlled drugs on the premises except with a legitimate prescription from a medical doctor
- not to keep or bring any combustable materials or pressurised containers into the building
- not to indulge in any behaviour liable to harass or threaten any person within the building
- not to allow any guest or visitor to be unaccompanied in the building at any time
- to attend safety briefings at the beginning of the tenancy and as require
- not to smoke or to permit others to smoke in the building at any time
- to ensure that refuse is disposed of in the appropriate refuse or recycling bin
- not to bring a television receiver into the building or watch television without first obtaining a television licence
Urban Start will administer a system of warnings, with the ultimate threat of eviction for persistent or serious breach of the terms of the agreement.
